Why Florida driveways turn gray, green and stained
Concrete is full of tiny pores, and in Florida’s humidity they stay damp enough for mold and algae to grow right in the surface. That’s the black streaking and green film. Add red clay tracked in from the yard, rust from sprinkler water and fertilizer, and oil drips from the car, and a driveway can look years older than it is.
Our driveway cleaning goes after each of those. Oil gets a degreaser, rust gets a rust remover, and the whole slab is cleaned with a flat surface cleaner, so you get one even finish instead of the stripes a wand leaves behind. An optional post-treatment helps keep mold and algae from coming right back.

How much does it cost to pressure wash a driveway?

Can you get oil and rust stains out of concrete?
Most of the time, yes. Oil gets a degreaser that pulls it up out of the pores, and rust gets a separate rust remover. Very old stains may lighten rather than disappear, but the difference is usually dramatic.
Why does pressure washing sometimes leave stripes?
Those stripes come from cleaning with a narrow wand tip, which leaves clean lines next to dirty ones. We use a flat surface cleaner with spinning jets under a hood, so the whole driveway comes out even.
How often should a Florida driveway be cleaned?
About once a year for most driveways. Shaded concrete, north-facing slabs and driveways under oak trees grow algae faster and may need it every six to nine months.
